In the design and construction world, the concept of “commissioning” can feel unclear. Many people associate it with inspections, quality control, or site verification and while these are components, commissioning goes much further.

Commissioning begins during pre-design, continues through construction, start-up, and systems testing, and concludes in the final occupancy phase.

Phase 1
Design & Early Construction
- Identify long-lead materials and components
- Select equipment that aligns with project requirements and performance goals
- Use global procurement capabilities to source materials that fit the budget and schedule while meeting quality standards
Phase 2
During Construction
- Level 1: Witness factory equipment tests
- Level 2: Inspect delivered equipment to verify condition and ensure no damage
- Level 3: Start up equipment and document all start-up processes
- Level 4: Perform functional tests on each piece of equipment and system components
- Level 5: Conduct Integrated Systems Testing (IST) with the owner or their team to confirm all systems operate together as intended
Phase 3
After Construction
- Provide on-site operator and end-user training
- Walk facility managers through equipment locations and system installations
- Educate operations teams on equipment behaviors, maintenance needs, and long-term servicing
- Produce accurate as-built documentation to support ongoing building operations
